Suite was very spacious and comfortable. A few things couls do with improving, such as a huge gap under the door where people could look into the room from the corridor, and the walls are quite thin so you hear everything from the corridor.
Staff were very helpful and polite. Free parking after 5.30pm on friday all weekend is a big bonus.

Reception staff were friendly and happy upon arrival ,we booked out both the georgian suite rooms and both were fantastic for the price! Spacious and lovely finishes inside.
We didn’t eat there however the food looked good!,
Was very disappointed to be charged )£100 for two bottles of wine that could be bought from Tesco for 12 each max. I mean there is a fair mark up and then there is that.
If the wine was a lovely bottle I’d understand but I don’t expect to pay £50 per bottle for a £12 bottle ..That said all party’s agreed it was ridiculous price ,my wife returned to the bar and questioned the price and after a bit of a debate ultimately they agreed to refund us in full and we could keep one of the bottles as a good will gesture so so we absolutely cannot knock the outcome !,Also we got a complimentary check out which was a lovely touch as well! (Thank you for that) however the cleaners were chapping our friends door asking for them to leave as obviously no one had told them what was happening which was a slight shame ..All said and done it was a fab hotel however I’d be wary of drinking there as it’s a limited bar and very highly priced (esp)for the wine! 😬..however in general the staff were friendly and the rooms great and in the Edinburgh at that price for them room we will return! Thanks an overall I thought the hotel was Lovey . Sad to leave our room! 😩..I’ve left an honest a review as I possibly could have and apart from a few wee tweaks it’s almost a perfectstay

Beautiful historical building in the heart of Edinburgh with welcoming staff, large clean and comfortable rooms and excellent breakfast and fresh coffee.
The staff are outstanding. The rooms are really comfortable, great location and the breakfast was delicious. I can't speak more highly of this hotel. We will be booking again.

Stayed here for one night and everything was perfect! Irene at reception was lovely and very helpful. My room (No.18) was gorgeous- spacious, super comfy four poster bed, amazing shower. The whole property is lovely and tastefully designed/decorated. Would happily stay here again on my next visit!
A wonderful, quiet hotel with a very good location. We liked everything: the hotel's appearance, the very friendly staff, and the comfortable bed. The room in the basement was small, but very clean , quite and cozy. A wonderful place to stay. I recommend it.
This is the 3rd time we have stayed at No 11 and have eaten as well here on a few separate occasions. Staff are exceptional and always cheery and welcoming. We did not eat in the restaurant on this occadion but when we have the food and service has always been what you would expect of a top class boutique hotel. On this occasion we were in room 14, a junior suite and it was superb value for money. Some nice touches thrown in to welcome you for your stay with water in the fridge, 2 tunnocks tea cakes and 2 packets of crisps. Keep up the good work. We'll most definitely stay here again when we have occasion to stay in Edinburgh.

Staff was very kind and accommodating. The breakfast was delicious.
This was the perfect selection. We had a wonderful time! If I had known ahead, I would have booked all my time in Edinburgh here. it was a bit more money than the Scott but it was WELL worth it!!! I liked it MUCH better.

Truly a property with character, we were taken on a tour when checking in. A vintage building, our room had a high ceiling with intricate plaster work. Property is in an excellent location for Holyrood Palace and HMY Britannia as well as shopping and nightlife. We really enjoyed our stay.
Superbly presented hotel with lots of lovely touches to show the proprietors care about their guests.
No lift means its not for everyone but I will choose it again next time I stay in the city.
A beautiful boutique hotel with an amazing staff. Irene made us feel so welcome and was so helpful from the very start. We would highly recommend this gem.
We stayed our first two nights in Scotland. Everything is within walking distance as long as you don't mind the walk! We don't, so it was perfect. Beautiful room!
