The location was great, close to the main strip but not right on it. It's next to the river so when you're on the balcony the river is right there. The front desk staff were really nice on check in and check out. Pool by the front office looked nice, they have 2 but I didn't see the other one. The buildings could use a fresh coat of paint and some repairs.
Our room was plenty big enough with 2 queen beds and it was nice sitting on the balcony. Beds were pretty comfortable and there's a fireplace which we didn't use. 
Now for the bad things. The doors of our room were very hard to open. On our second night the key card stopped working, told the front desk and they said the cards were good so I'm guessing the part on the door was broken. Luckily we were in for the night. The room needs updating. Carpet was dirty, a couple towels were dirty and the fridge smelled really bad and was dirty with some kind of liquid spilled in it. The toilet was dirty under the seat. On the second night there was a cockroach in the shower, it was the only bug I saw the 2 nights we were there. The phone didn't work at all, not really an issue except I wanted to call the front desk about the key cards not working. One of the rooms next to or under mine was smoking on their back porch and it was really strong so made it a little unpleasant to sit on the balcony.  
I would stay again, it wasn't all that bad and the price was great. Even saw a bear by the river.
