Compare Beach Hotels in Historic Kailua Village

Location was great. Walkable to town which is right there. Partial view room was great. Had our own “back deck.” Water and ice machine were nice. Coffee bar in the am was very basic. Just coffee. Pay for parking $25/night and make sure you park in the lines. We received a less than polite call informing us we were parked over the lines (I explained it was bc the person we were next to was over the line) and was told they would just charge us for two spaces then. Staff was less than friendly. I received one friendlier good morning during our two day stay. Pool looked nice. Entry way ambiance was nice but it didn’t match the rest of the hotel.

Room: clean, nice space with ocean view and would use again. Our room had a noisy A/C that I don’t is common throughout the facility. Staff: nice, helpful with giving ideas of things to do, Don’s Mai Tai restaurant within the facility had GREAT food. Visit Hawai’i atleast once in this area, Kona side was sunny for the most part during the late April to early May time. Would do again.

Two days before we were leaving for Kona reef condos the owner messaged us saying the balcony was unusable and would not be able to enjoy it. The balcony was one of the biggest reasons why we rented the condo, it faced the ocean and beach, however he offered to give us a full refund that did nothing for us less than two day of a seven day stay! There was no way we could find a spot that close to the ocean/beach that was the reason we chose this condo! We had done our research and made sure it had everything we wanted. We decided to move forward with our plans and vacation with the condo. We checked it that was super easy so off to a good start. As we entered notice the condo needed some love the curtains were hanging off the hooks covered in grime! The kitchen light had a lot of dead bugs inside, over where you do all your cooking! The dishwasher soap holder was broken and would not wash dishes, so I had to wash all the dishes by hand right off the back because the dishes had been dirty, that makes sense if they trusted the dishwasher! The air conditioner was in the living room with instructions to force the one unit through the whole back bedrooms and bathrooms, so it didn’t work at all the rooms were sweltering hot. The master bed was very uncomfortable and seemed like it was a makeshift hide a bed situation we couldn’t quite figure it out. There was some wooden box acting like a support in the center underneath the bed! The toilet paper holder was broken fell off!

Amazing, unique property. Very much an "outdoor experience" as the house is extremely open to the outdoors having zero glass in the windows - just wooden slats. As such, no a/c - hot. And huge amounts of bug bites...all beds had mosquito netting, but it didn't work. Each of us had at least 50 bug bites by the end of the trip and were having to apply calamine lotion, etc. So, if you want an outdoor experience and don't mind not having temperature control and don't mind being eaten by bugs and chasing birds out of the house....amazing.
