Although this is an older property, it had every comfort and convenience. For us the old Florida feel made it more homey and enjoyable. Perfect for large groups and multigenerational family gatherings. The game room and outdoor seating brought all ages together! And lots of privacy for elders and teens. Dave and Tim were very responsive and helpful. Location ideal to walk to beach, launch kayaks or drive or ride the bicycles to dining and shopping. We had a wonderful stay.

Awesome for the whole family!

Beds and bathrooms for all! Easy walk to the beach or bay. Beach was never crowded! Fully furnished house with a game room that was perfect for kids! Dave was a fantastic and knew the area and what was happening!

This house far exceeded our needs and expectations. We rented for a family vacation for 20 people ranging from 79 years of age down to 2 months. The room accommodations were great. Plenty of activities in game room. Pool perfect and walk to beach 5 minutes. Two full size refrigerators plus an ice machine along with heavy duty washer and dryer. The trolley stop is right outside the door to take you anywhere on the strip. The owners were available for any questions we had. Highly recommend.

Spacious and comfortable

Dave met me when I arrived to walk through the house ensuring I knew where things were as well as helped with grocery and restaurant suggestions. Rooms comfortable; great pool area; easy access to beach (note: it is across a busy street); quiet area; sidewalk for running or walkingDefinitely would recommend.

Multi-Family Vacation

I can’t say enough good things about this house/location and Dave the host. This really is the ultimate family vacation house. We had a large group of 26 people ranging from infant to 60s, and we had plenty of space for everyone. Dave made sure we had what we needed and he was on top of any questions we had. You can’t go wrong staying here. The pool got good use and the beach is so close, if we needed to run back while at the beach it was no problem. I would recommend this place again and again. This experience gave us memories for a lifetime!

Nice Spring Break Getaway

Check-in was easy, house was clean and spacious. Even with our party of 14, there were a few extra beds and plenty of bathrooms for all. Having three master bedrooms on the upper level was fabulous. The kitchen was a little tight, but had everything we needed. The game room was a great hang-out for the kids.The location was perfect - not on the beach, but not far from it. The owner was great with communication. Our only issue was that the pool heater quit working; but the owner was quick to identify the issue and had it working again by the end of the following day. We'd definitely stay here again!

We had 11 adults and 2 pets that stayed on the property for a few days for a family Christmas. We needed a place that had rooms at ground level as my mother-in-law has difficulty with stairs. This was probably our favorite place that we’ve stayed in on Pensacola Beach as there was plenty of room for everyone including local family members. We loved having 3 suites on the second level and enough rooms that everyone could have their own space if they wanted it. The walk to the beach is very easy. There were a few maintenance issues but nothing too major and they were easy to report as Dave had excellent communication. We felt like the cleanliness was okay but wondered if cleaning had been rushed due to the holidays. This is a place we would stay at again if we had the opportunity.

Great Family Gathering Property

The property was perfect for our annual family Christmas trip. We were immediately impressed with the welcome gift. The location was right across from the beach and was reasonable enough to enjoy shopping and access grocery stores.The house setup with the dual tables and chairs at the island allowed us to gather for meals. The teens and kids LOVED the game room and allowed the adults to have some separation and quiet while they were entertained.We could take advantage of outdoor activities like swimming in the heated pool, walking to the beach, and bike riding.We had ample bedrooms and bathrooms for our party of 24. Dave was accessible, made sure we were comfortable during our stay and communicated before the stay to ensure we were well-informed. We will definitely be returning.

Very Spacious

I enjoyed the stay. The location was absolutely stunning! It takes less than 5 minutes to walk to the beach. The house was very spacious and a majority of the rooms have en-suite bathrooms. The 3 rooms on the top level are huge with a beautiful view of the bay. There were a couple of issues with cleanliness, but Dave was an excellent host and communicated very well with us. I would definitely book again for a large family gathering. Thanks Dave!

Annual trip to Pensacola

The house was great for our fall family beach trip. It accommodated everyone's needs. The rooms were very spacious and the location was perfect! Mr. Dave was great, I enjoyed meeting him, anything we needed, he was on it! We will definitely be back!

Great rental for large groups

We stayed here with family for a Thanksgiving get-together, and the property was phenomenal! The pool is awesome and the heater is worth the extra cost if you’re staying during autumn or spring. There were SO many bathrooms, en suite or centrally located, very convenient. The upstairs rooms are more like suites with a small sitting area, desk, and personal mini-fridge/microwave. The game room is awesome with cool bar signs and lights on the walls and the games have all their pieces. The owner was great and very happy to quickly help us with any questions or concerns that came up during our stay. The pictures don’t do the property justice. It kind of felt like we had a tiny resort all to ourselves, and only a short walk away from the gulf coast beaches. Highly recommend for large groups, you will have plenty of room to stretch out!

Family Retreat

Great place for our family to meet up for a week long get together. Everyone had their own space. Plenty of bedrooms and bathrooms to accommodate a large family. The large screen TV was fantastic for action movies. The game room as perfect for the young adults. A block from the beach was an easy walk. Our family will definitely come back again..

2024 Family Fall Break

Our original plans were to be in Fort Myers Beach, but Hurricane Milton had other plans. We quickly got onto VRBO and looked for a location that would fit our needs and the size of our group. While the house was way bigger than we needed, it was so nice having the extra space and bathrooms! The kids loved the game room and we all loved how close the beach was plus the pool at the house. We did have a few cooler days, but in October in the Panhandle that should be expected. Overall the house had everything you would need for a great family vacation and for as large as it is, you could also bring extended family or perhaps friends. Dave and Tim the owners were very responsive to any needs or requests, so what could have been a very sad week, turned into a great family vacation.

Fantastic Location and Vacation Home

We stayed for a week (Group of 13 from ages 4-80) and found the accommodations were wonderful. The house is large and we had plenty of rooms and bathrooms for everyone in our group! Having 2 fridges was great for such a large group and the ice maker was very convenient! The house was clean, each bedroom had a huge big screen tv and the upstairs master suites are really nice. The private balconies, coffee pots and mini fridges in each upstairs room were really nice. The game room was a huge hit with our group young and old. There was a lot of games and things to do for all ages. Our granddaughter loved ping pong while the older group loved playing pool. The swimming pool was clean, well kept, large enough for our whole group and the pool heater made getting in the pool on the cooler days possible! The location is so close to the bay it’s beautiful to sit and watch. The beach is a very short walk and the access was easy. Our host Dave was professional, very nice and was fast to help when we had questions. Dave had some really good suggestions on things to do and he texted us updates so we got to see the Blue Angels fly down the beach right by us. The kids loved it. The house is right next to a trolley stop which is convenient. We had plenty of parking. We will definitely stay again and would recommend this location! Fantastic vacation!

A miracle in Pcola Beach for handicap

Whoever reads this review can no longer say, if not heard of a miracle. I’m not being over the top but God used my husband and this VRBO owner to make a miracle for me. I’ve had cancer for 14 years and they made this trip the best thing possible. His house was handicap accessible for my disability worked out perfectly. Loved ALL tile so very pet friendly for our dog. I also had my sister who is not as disabled as me and it was so helpful to her as well. I loved everything was on the first floor the game room, the kitchen all the bathrooms all the main bedrooms, handicap accessible for me and I threw the three teenage/young adult kids up top. They loved it! Having their privacy and their big king beds, and TVs And own bathroom. The game room was a complete hit all the kids and adults loved it. They played so much. The pool the pool I felt complete relief and normal floating around twice a day in that pool was awesome! And the pool is fenced in to keep things out and keep things in. We are already planning to come back in March cause I plan on living longer so I can get back to Pensacola Beach in this wonderful perfect house for me and my family. The owner was spectacular. We were even able to get in early, which was a huge help and we even added an extra day at the end which was a huge help. Ask any questions I’ll answer them but all I can say this was a perfect miracle for me and I’m so grateful to the VRBO owner and my family who made this possible.

Such a beautiful fun home!

Me and my family had such a great stay at this home in pensacola! It was about 3 minutes from town. The beach is a hop skip and jump accross the street and has bay views!! Game room was so fun. What surprised me and my family the most was how spacious this home actually is! The pictures dont do it justice at all and almost all of the rooms have been updated (I reccomend updated pictures and showing more of the layout as its way better than we thought) the 3 suites were amazing for my large family!! Only thing I thought was missing from the house was some type of vacuum as the type of flooring in the house collects sand badly and it was hard to sweep with the broom provided. I did let owner know and he stated he would get one for the home! The room closest to the front door with two twins stayed a bit hot even with 2 fans going. Other than that it was a great home and i truly hope to book again!!.
