The open-concept living and dining space is designed for comfort and connection, featuring a leather sofa set, two upholstered side chairs, and streaming cable TV. A sliding glass door leads out to the front ocean-view patio, filling the space with natural light and coastal breezes. The dining area includes an indoor oval table with seating for six, complemented by a ceiling fan for added comfort, and flows seamlessly into the kitchen.

- Guest Room 2: Two twin beds

OUTDOOR LIVING:
The front oceanview patio offers a perfect setting for relaxing or dining outdoors, featuring a table with seating for six, additional side seating, a market umbrella for shade, and a propane gas BBQ grill—ideal for enjoying time in the fresh coastal air.

KITCHEN & AMENITIES:
The well-appointed kitchen offers a breakfast bar with seating for two and is full stocked with everything you need to prepare meals with ease, including a full set of dishes, utensils, cookware, and bakeware. ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared laundry facilities are conveniently located in a laundry room along the side walkway. Please note that guests will need to bring their own laundry supplies.

Parking: One designated space is provided in a shared double carport, accommodating most vehicles, including some SUVs. Additional neighborhood street parking—both metered and unmetered—may be available on a first-come, first-served basis.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
