Jeff's Riviera Villa Penthouse: Bay Views, Balcony & Bikes!

Our Jeff's Riviera Villa Penthouse is a spectacular extra large one bedroom / one bathroom corner penthouse condo with amazing views to the North, West, and South right on the beach of Sail Bay!

Wake up to the stellar view of the beach and bay. Enjoy your coffee on your private balcony as you watch the boardwalk below come alive with people riding bikes, skating, jogging, and just strolling at leisure and outrigger canoes on the bay. In the afternoon the sailboats and catamarans come out. Take a walk or ride our two provided beach cruiser bikes around the bay and, if you like, cross over to Mission Beach with its wide boardwalk to watch the surfers or catch a glimpse of the green flash at sunset. A perfect place for you to relax and enjoy the best of what San Diego has to offer.
Guests have access to the entire condo, parking garage and coin operated laundry located on the same level.

Customer service is a high priority to us. We like to make sure you have what you need before you arrive and get settled into our home. We are available whenever you need us, 7 days a week and after hours!



We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

Policies & House Rules

What to expect after booking:
We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.

In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.

Property Appearance:
Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

Property Responsibilities:
If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management, Replacement of keys/fobs/remotes, and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!

ALL OF OUR PROPERTIES ARE NON-SMOKING.
Many buildings are also managed by HOAs who will fine guests for misconduct.

Noise:
This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

Starter Kit:
We like our guests to feel at home as soon as they arrive! We provide a ‘starter kit’ to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors.

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)
Check out time is 11 am.
Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours - give us a call!

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 21-January 4). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.

Pet Policy: This property is NOT pet-friendly.

We loved our stay! This condo is as advertised and clearly run by a thoughtful, professional host. Everything you need is available in the unit or stored on the parking level (ex., beach stuff, bikes). The unit is clean and everything was in working order. The host’s team is proactive and highly communicative. We are a family of four with two younger children and found that the unit worked well for our needs. It was so easy for our family to hang out around Sail Bay and the unit is just a short drive or Uber away from Pacific Beach, La Jolla, Sea World, and Belmont Park (among others). It’s also an easy walk, run, or bike ride away from the Pacific Ocean. Highly recommend.

Amazing location - Can't beat that view!

I came here to visit family to relax and spend the week working and chilling out. The view is stunning! I didn't need the a/c so cannot speak to summer weather but opening the doors on bay side along with the front door's security screen provided wonderful cross breeze. Shower didn't drain well, but I dealt with it. I will definitely stay here again!

Condo was clean, well kept and beautiful location. The onboarding process was a bit much with the rental agency. I had to complete several questionnaires online, upload documents and then received an extremely long. Including garage codes, lock box codes, condo codes, etc. I kept a copy on my cell for quick access but it was quite the process to enter the condo. Would visit again now that I'm aware of the process, area was peaceful and close to beaches/bars.

Loved this location! We picked it mainly for the view and it’s right down the street from where our son and girlfriend live. It’s right on the beach at Mission Bay with easy access to restaurants and shopping from the boardwalk and the sunset views were spectacular! The spot is so perfect that our son proposed to his beautiful girlfriend on the balcony while the sun was setting. It was a beautiful moment. We highly recommend this location and will return again!

60th Birthday Celebration

A beautiful location and accommodations for my husband and I to celebrate my 60th birthday. Having no central air was challenging, but we survived. Suggest ceiling fans and definitely a TV with better availability to apps. Overall, it was a great experience and we look forward to returning.

Beautiful Location

Perfect for two of us. Beautiful view of the bay and close proximity to water and boardwalk enabled some bike rides, runs and walks. Property was clean and well supplied. Musty when we arrived, but quickly aired out with a wonderful breeze from the bay. Bedroom at the back of the unit, so we were never bothered by volleyball and beach noise below us. We will definitely consider again.

Penthouse View

The condo was located with a great southern and westerly views over the serene bay. The narrow sand beach, located directly outside the convenient rear exit, kept the crowds down, with the occasional volleyball games keeping everyone entertained. A boardwalk gave you access to as many miles as you want to walk, run, and bike, along Mission Bay. The unit was very spacious and included all of the conveniences necessary, for our weeklong stay. Bicycles, chairs, Boogie boards, ice chest, umbrella and various beach toys were accessible from the ground level garage storage cabinets. The building is extremely safe and secure, requiring both key and code accesses. The central location on Mission Bay gave you easy access to restaurants in Pacific Beach, Mission Beach, Point Loma and not far off Old Towne and Little Italy. Exterior of the building is not indicative of this nicely remodeled and furnished unit We would stay here again.

Pros.. Unobstructed views of Mission Bay. Direct access to boardwalk/beach. Responsive Property Management. Perfect floor plan and layout. Easy access to grocery and essentials. Water gets super hot..love! Cons.. Cleaning crew is hustling property management as they do not clean effectively. Old unpleasant stench throughout condo. Had to purchase Lysol, Glade Air Fresheners, Fabuloso, candles, etc. to clean/freshen/clear air. Constant volleyball games/loud music beneath condo. Steep driveway, not ideal for sedans. Bathroom/kitchen need renovations. Light switches not properly labeled.

Stunning Sunsets! Convenient location!

This was the perfect location to stay when visiting San Diego for the first time, within walking distance to oceanfront and Pacific Beach and within close proximity to all other sights (Balboa Park, Coronado etc). We walked 3-4 miles every day on the boardwalk starting right in front of the condo! The unit was as pictured, very well maintained, clean and comfortable. As noted by other visitors, there are several layers of security, but we had no problem navigating the system, all very well explained and manageable. The mgmt company was super responsive our calls. The only reason we can't give this property 5 stars (would give 4.5 stars if possible) relates to the bikes which we were looking forward to using but required significant effort on our part to make ridable as they obviously hadn't been touched in quite a while. We would highly recommend that you let them know before you arrive if you intend to use their bikes. Hopefully they will have them prepped and ready to go for you. The mgmt did explain that during the pandemic the bike shop that provides maintenance has been closed. That being said, the effort required to get the bikes "ride ready" only required some soap and water, a bike pump (which was missing) and tools to adjust the seats.
