Check in was terrible. There was no desk attendant and there was only a phone number to talk to an employee. It took over an hour fpr someone to show up. The rooms were satisfactory but the balcony was dirty. The location is amazing. This hotel is a great find for budget conscious.

It’s definitely just a bed to sleep in. The room was overall fine, but actually in a totally different hotel, which happened to be a 2 star hotel when I thought I was booking a 3 star. I guess there are three hotels on the block under the same owner and I was in one of those. Not super obvious either how to get to the check in desk and wasn’t really obvious how to get to my room from there either based on the description I was given. When I walked in the room was super toasty and muggy. Tried to turn AC on, but it was broken. Thankfully the weather in SB is nice enough this time of year to just open windows. Two windows fine, but the screen on the third was broken so I didn’t feel super safe opening the third. The floor was sunken and cracked near the bathroom and looked like the vinyl had been patched a few times but continued to crack due to that area of the floor being sunken. Overall it was fine, clearly a super nice area by the ocean and very walkable. The bed was fine and I slept fine and felt safe in the area. It’s just that nothing stood out as super noteworthy or special and I was definitely put off by the hotel switch up because the pictures for the Villa Rosa are pretty gorgeous and I wasn’t even in one of those rooms. I’m fine with two star hotels, just not when I’m expecting a cute historic hotel in SB.

It is close to the Amtrak station, and everything is within walking distance, which makes for a nice quick getaway without the hassle.

This place had all the potential in the world However it was completely understaffed and I had to wait for them to clean my room I had made these reservations months in advance. They charged me hidden fees that I will dispute. And you had better get to what they call a breakfast before 9am or you don’t get anything. There is no one to refill the water. I would probably never stay here again

While the location is great, the property is not. We were not given a room in the Villa Rosa Inn as I thought I reserved, but in the “cottages”. It was an older place and smelled musty. The tub/shower is in the studio. The shower knob fell right off when we turned it on. The shower head popped when the water came on and water leaked from its sides. The toilet accordion door didn’t close well. There’s a little hole in the door and no screen on the window if you want to leave it open. Someone tried to come in our room late at night. There were no batteries in the tv remote. Felt bad for the new guy working the desk, and the manager seemed out of sorts. There’s an extra property charge that I was told to pay upon arrival.

The property itself was beautiful. I loved the decor. Only downside was the designated parking spots they have, not enough but they do give you and option to park at their own property across the street if need be.

Do not stay here and if you do, certainly DO NOT book through Expedia. This hotel will charge you an extra fee for booking from Expedia, essentially passing their cost of advertising onto the customer. The front desk person I spoke with specifically said this was the reason for the fee. Not only is this deceptive, it is also a direct violation of Expedia’s policies. As of 2025 they're ati doing it. This isn’t an honest mistake. They know what they’re doing.

Parking is horrible. The room we were placed in was super outdated. Living room window had no screen so if we opened it all the flies would come in. The tv remote didn’t work. The bathroom window didn’t work. The kitchen area smelled like mildew. No AC. They did have a fan I. The closet but when we turned it on u couldn’t feel anything. Towels were really stained. Checking in took quite some time because there was no staff at the desk and don’t get me started about check out. I waited 20 mins and no one showed up at the desk so I left the room Keyes on their desk and left. I wanted to leave the night before but for the price we paid we decided not to. Definitely will not be staying here ever again

Disappointed stay

This is a great boutique hotel styled like a Spanish villa. That part is great (similar to such places in Sevilla, for example). However, the staff wasn't very welcoming at checkin or checkout. There was a surprise fee at checkin apparently that Hotels.com is not aware of (and they blamed the 3rd party for it). We were asked to fill up a registration form before arrival with tons of information and yet the front desk staff wasn't aware we'd already taken care of it. The bathtub was dirty, commode rickety, window cracked and patio dusty. There was no coffee or water in the room, with just a few old utensils in the "kitchen", which we didn't use. The redeeming features of the room was the ample space, comfortable beds and villa-like spanish vibes. Location is great, the concept is great, but for the price/value equation it does not make the cut against similar boutique hotels in Southern California beach towns. If only they put in a little effort at maintenance and train their staff to be more cordial, they would have a winning formula!

I was charged a hotel fee which was a surprise. The room was dingy, thermostat and blinds didn’t work, the breakfast buffet is a joke. Asked for a refund so I could go to another hotel but it was denied. Asked to switch rooms and finally late in the evening I got a different room that was a little better. However I didn’t feel safe. We got back for touring the following day and found our door wide open. The manager was supposed to check the cameras and call me but I never heard from her.

This place is amazing!! Beautiful property with incredible landscaping and the rooms are very spacious! Steps to the beach and the staff was very friendly and accommodating. Highly recommend staying at Villa Rosa and we will definitely be coming back real soon!!

Worth a try. Good location and price.

We have the two story unit with the king downstairs and queen downstairs. There was no AC so I guess you're suppose to open the window however there were holes in the screen and we didn't feel 100% safe leaving the window open since it open to the public sidewalk. We tried to use the jacuzzi but it was very crowded and there was no room for us. Everything else was great.
